These Terms and Conditions apply to all bookings and stays at Ferienwohnung Auerose, Am Roseneck 4, 46487 Wesel-Flüren.
By making a booking, the guest acknowledges these Terms and Conditions as well as the House Rules as binding.
The rental agreement is concluded upon booking confirmation by the landlord. Bookings can be made online via our website, by email or by phone.
The booking confirmation is sent by email and contains all relevant information about the stay.
The minimum stay is 2 nights.
All prices include 7% VAT (accommodation) and final cleaning.
Prices are communicated bindingly at the time of booking and are valid for the booked period.
Payment can be made either by online payment (credit card via Stripe) or by bank transfer as agreed.
A deposit of 30% of the total price is due within 7 days after booking confirmation.
The remaining payment is due at least 14 days before arrival.
Cancellations must be made in writing (by email or letter). The date of receipt by the landlord is decisive.
The guest reserves the right to prove that the landlord incurred no damage or significantly less damage.
We recommend taking out travel cancellation insurance.
Check-in: from 3:00 PM
Check-out: until 11:00 AM
Different times are possible by prior arrangement.
Key handover is done personally. Please inform us of your expected arrival time in advance.
The apartment can only be used by the number of persons specified in the booking.
Subletting to third parties is not permitted.
Pets are not allowed.
Smoking is prohibited throughout the apartment.
The landlord is not liable for theft, loss or damage to items brought along, except in cases of intent or gross negligence.
The guest is liable for all damages caused by themselves or their companions.
Damages must be reported to the landlord immediately.
The guest is obliged to comply with the house rules. The complete house rules can be found here.
In case of serious violations of the house rules, the landlord reserves the right to terminate the rental agreement without notice.
According to § 312g para. 2 no. 9 BGB, there is no right of withdrawal for accommodation contracts.

The European Commission provides a platform for online dispute resolution (ODR), which you can find at https://ec.europa.eu/consumers/odr/.
We are neither willing nor obliged to participate in dispute resolution proceedings before a consumer arbitration board.
The law of the Federal Republic of Germany applies.
Should individual provisions of these Terms and Conditions be invalid, the validity of the remaining provisions remains unaffected.
